Yesterday I met with an older lady in my Arroyo Grande/Grover Beach who’s husband had passed away. She had a old trust and wanted to me look at it to check if it was valid and she also wanted to make some changes to it. After checking the name of the living trust, her successor trustees, who were listed as her beneficiaries and if the document was properly signed, I was able to help her. She wanted to change her successor trustee and it was a pretty simple Amendment. My fee was $85 to review and $85 for the Amendment. Also, I checked her Durable Power of Attorney for Finances and Healthcare Directive, both of which needed to be changed due to she wanted to list her daughter as the “Agent” and not her late husband. My fee was $100 for both documents. She is all set!

GRANT DEED
The most commonly used type of deed, a Grant Deed, is a written instrument by which
title to, or an interest in, real property is transferred from one person or legal entity (grantor)
to another (grantee). A Grant Deed does not guarantee or warrant a good title in the grantor,
although it does imply an absence of encumbrances on the estate conveyed. The term
“encumbrances” includes taxes, assessments and all liens on real property; therefore, the
